We’re excited to announce that as of March 28th, 2022 work has started at St Johns Church, Broadstone, where Greendale will be completing works on phase 1 of a 2 phase project, which is due for completion in Jan 2023.
The proposed scheme will be undertaken in a phased construction method. Phase 1 will comprise of a north annex to the existing church, and will include a main annex with atrium multi-purpose space, together with associated office, kitchen/servery, general storage and toilet accommodation. A plantroom will be formed in the existing basement.
In addition, there will be alterations to the extant church fabric at the interface with the proposed annexes.
The Phase 1 Contract work will also include modifications to existing services, modifications to the existing surface water drainage, and a new foul water drainage connection to the public sewer in Tudor Road.
The Phase 1 proposals also include modifications to provide a vehicular and pedestrian access from Dunyeats Road, disabled parking, cycle storage and the formation of a principal access, with steps and a ramp to the main extension. Soft landscaping proposals are also included. The external works must take into account retained existing trees and the requirement for works inclusive of root protection areas and suitable paving design. Furthermore, works are required to the Western boundary to address a defective boundary wall.
The main church will remain operational during the construction contract. Partial phasing will be required including temporary protection to various parts of the existing building and external areas. Therefore the project programme is critical in terms of coordination with the clients continued use of the church, and provision of a secondary means of fire escape from the main church throughout the contract period.
The existing church is within the Broadstone Conservation Area.
