Greendale Construction was contracted to undertake full refurbishment and re-modelling of this private, detached chalet style property in Lower Parkstone, Poole.
The house was purchased by our clients last Autumn, and although spacious and in nice grounds, the property required much upgrading and improvements.
The property also had a chequered history of cheap alterations and poor maintenance, which needed to be righted.
Initially, we undertook works so our clients could move in safely and live and operate in parts of the house that would be left untouched by the subsequent major works refurb. This included partial redecorations, hanging new internal feature doors, coving works, electrical NIC EIC checks and rewiring, plumbing checks and replacement of certain external UPVC windows.
In collaboration with our clients, we appointed Sarah Jane Lea Architects to do the re- modelling design for the ground and first floors.
This work was tendered and accepted on the run up to last Christmas and we were awarded the major works contract which we commenced in Jan 2022 for a 22-week duration.
The house was vacated for the duration and the furniture was stacked in previously completed rooms at the front of the building.
The whole rear house section was remodelled – we removed an oddly located ground floor shower room and created a large kitchen Diner [KD] with three section wide patio doors. Structurally, new support steels were intruded to create the new spaces and due to the poor construction of the suspended floor in the KD we installed a new RC slab.
Where the original galley kitchen was located, we bisected this to create a large shower room and separate utility. Between the kitchen diner and utility an atrium was formed with new double French doors leading to garden. Upstairs the ensuite to master bed and family bathrooms were completely refitted out and the whole building was redecorated, and new flooring laid. The KD downstairs and all wet areas have new underfloor hearting . the house has been rewired with a new electrical supply in and meter change. The heating is powered by a new high efficiency gas boiler and all new plumbing and wastes / drainage has been installed. New feature lighting has been installed. A new kitchen and utility units have been fitted the garage roof was resealed and externally the whole building has been redecorated.
